2025 Homestead Exemption Press Release
Beginning with tax year 2025, the Regular Homestead Exemption granted by the City of Buford is $100,000 off of the assessed value.
The City of Buford also applies a Value Offset Exemption to all properties with a Homestead Exemption which freezes the Assessed Value to a base year of 2020 or the year the Homestead Exemption was applied, if later. The base property value resets after a sale and adjusts as improvements are added to the property.
No application is needed at Buford City Hall for the Regular Homestead Exemption or Value Offset Exemption. Those are honored by the exemptions granted at Gwinnett or Hall County. The links to the applications for each county are below.
The City of Buford also offers two Homestead Exemptions in addition to the Regular Homestead and Value Offset Exemption offered to all homeowners inside the City of Buford.

The first additional exemption is for those homeowners who are 100% disabled. The exemption amount is up to $108,000 off of your assessed (40%) value from City of Buford School Tax. To qualify, you must be 100 % disabled on January 1st of the year in which you are applying. If you are 100% disabled, you will need to complete the necessary application and provide a letter from the Social Security Administration or from your doctor stating that you are indeed 100% disabled and that you are in no way able to work.
The second additional exemption is for those homeowners over 65 years of age. This is a total exemption from City of Buford School Tax for the value of your home and one (1) acre of land. To qualify, you must be 65 years old or older on January 1st of the year in which you are applying. We will simply need you to complete the necessary application and see proof of age.
The application deadline is April 1st for the current tax year.

The City of Buford Property Tax is an ad valorem tax, which means “according to value”. O.C.G.A. 48-5-350 empowers municipalities to levy and collect ad valorem taxes.
Real property and personal property are taxable unless law has exempted the property (O.C.G.A. 48-5-3). Real property is defined as land and any structures or improvements permanently affixed to it. Personal property is defined as a movable asset or items that can be owned and are not considered real property. Taxable personal property typically consists of inventory and fixtures used in conducting business and other assets including motor vehicles, boats, heavy duty equipment, and airplanes.
Tax bills are typically mailed on or around October 20th and due on December 20th.

To determine the amount due, first deduct any exemptions from the assessed value (40%) and multiply by the millage rate.
The tax rate or millage rate is set annually by the Board of Commissioners of the City of Buford. One mill is one-thousandth of one dollar or one-tenth of one cent.

Yes, the regular homestead exemption is $250,000 off the Fair Market Value ($100,000 off the Assessed Value).
Yes, the City offers the following additional homestead exemptions:
- Value Offset Exemption (VOE): Freezes the assessed value of a property to a base year of 2020 or the year prior to homestead was applied for, whichever is later. This exemption applies to the house and up to five (5) acres of land. The VOE is automatically applied to a property when homestead is granted by the County.
- City of Buford Senior Exemption: A complete exemption of the home and up to one (1) acre of land.
- Requirements:
- Must be 65 years of age as of January 1st of the current tax year.
- Must own and occupy residence as January 1st of the current tax year.
- Must currently have the regular homestead exemption or proof that it has been granted.
- Please apply in person at Buford City Hall. Apply one time, there is no need to reapply annually.
